Home Insurance in North Cyprus
CAN Sigorta Home Insurance can cover your building, contents, or both. Depending on how the property is used, swimming pools, solar energy systems, external structures and liability cover can also be included.
Zero excess on main covers, except earthquake.
No excess is deducted from claims covered under the main policy covers other than earthquake. Where earthquake cover is selected, a 2% excess applies to buildings and a 5% excess applies to contents.
Coverage, limits, sums insured, exclusions and other policy terms apply.
What Does Home Insurance Cover?
Depending on the covers included in the policy, the main risks are:
Fire, explosion, lightning and smoke
Flood, inundation and storm
Burst pipes and escape of water
Theft and attempted theft
Glass breakage
Damage to electronic equipment
Machinery breakdown
Liability to neighbours and third parties
Earthquake, where selected
Additional covers and permanent structures can be included according to the property’s characteristics.
Zero Excess, Except Earthquake
Under CAN Sigorta Home Insurance, no fixed or percentage excess is deducted when calculating payment for claims covered under the main covers other than earthquake.
For example, no excess is deducted from an accepted claim covered under the escape of water section.
Zero excess does not mean unlimited payment. Coverage limits, sums insured, underinsurance provisions and other policy terms still apply.
Where earthquake cover is selected, a 2% excess applies to buildings and a 5% excess applies to contents. The basis of calculation is set out in the earthquake clause.

Fire, Explosion, Lightning and Smoke
Physical damage to insured buildings, fixed installations and contents caused by these events is assessed under the relevant policy terms.
Flood and Inundation
Physical damage caused by heavy rainfall, surface water or water entering from surrounding areas may be assessed under the relevant cover.
Ground floors, basements, garden-level accommodation and low-lying areas are considered when arranging the policy.
Burst Pipes and Escape of Water
Water escaping from plumbing can damage walls, ceilings, floors, fitted cupboards and contents.
In properties left unoccupied for extended periods, delayed discovery can allow damage to spread. Claims are assessed according to the cause and the terms of the escape of water cover.
Storm
Storm damage to roofs, verandas, pergolas, solar panels and other insured items is assessed according to the definitions and conditions in the relevant policy wording.
External structures and equipment must be specified in the policy.
Theft and Attempted Theft
The theft of insured contents, together with damage to doors, windows, locks and other building elements during an attempted theft, may be assessed under the relevant cover.
The circumstances of the incident and the policy’s security conditions are taken into account.
Glass Breakage
Breakage of doors, windows and other glass included in the policy is assessed according to the relevant coverage and limits.
Damage to Electronic Equipment
Damage to televisions, household electronic equipment and other devices specified in the policy is assessed under the relevant electronic equipment cover.
Equipment and its sums insured must be accurately identified.

Other fixed mechanical equipment
Other Physical Damage
Where included in the policy, the following risks may also be covered:

Repairing the waterproofing itself and repairing resulting damage are assessed separately.
Earthquake
Where selected, earthquake damage to insured buildings and contents is assessed under the relevant earthquake clause.
A 2% excess applies to buildings and a 5% excess applies to contents.
Liability and Additional Covers
Liability to Neighbours
This cover may apply when an incident originating from the insured property damages a neighbouring property or its contents.
For example, water escaping from an apartment and damaging the ceiling of the apartment below is assessed according to legal liability and the relevant policy terms.
Third-Party Liability
This cover may apply when an incident connected with the property causes bodily injury or property damage to a guest, visitor or another third party.
Liability to neighbours and third-party liability have their own coverage terms and limits.
Debris Removal
The cost of removing debris following an insured event may be covered within the limits and conditions stated in the policy.
Personal Accident
Where selected, the relevant benefits may apply to persons specified in the policy following a sudden and unforeseen accident at the insured property.
Swimming Pools, Solar Systems and External Structures
The following must be declared when arranging cover:
Swimming pool structures
Pool pumps and filtration systems
Solar panels
Inverters and fixed batteries
Solar water-heating systems
Garages and boundary walls
Terraces, verandas and pergolas
Entrance gates and other permanent structures
Structural elements, electronic equipment and mechanical machinery are assessed under their respective covers.
The location of renewable energy equipment inside or outside the building, its installation and its coverage are considered under the relevant clause.
How the Property Is Used
Villas and Detached Homes
Swimming pools, external structures, energy systems and mechanical equipment must be identified alongside the main building.
Apartments
The apartment’s buildings and contents are assessed separately from communal areas belonging to the apartment block or development. Cover for communal areas is determined separately.
Holiday and Seasonal Homes
Periods when the property is left unoccupied must be declared. Accepted unoccupancy periods and related conditions are set out in the policy.
Let Properties
Long-term or short-term letting must be clearly declared.
For short-term lets, the use of the property, liability to guests and any requested additional covers are assessed separately.
Claims Process
Taking reasonable and safe steps to prevent further damage, photographing the affected areas and retaining relevant documents can assist the assessment.
Digital Home Damage Assessment
For suitable home insurance claims, a specialist can carry out the initial assessment through a live video call, photographs and supporting documents.
Starting the assessment without waiting for a site visit saves time. Where the damage is confirmed as covered under the policy, a resolution can be arranged through the digital assessment where appropriate.
Depending on the nature and extent of the damage, an on-site inspection or an independent loss adjuster’s assessment may be required.
Assessment and Resolution
Where necessary, an independent loss adjuster may be appointed within 24 hours.
CAN Sigorta’s average home insurance claim resolution time is 4.8 days. The time required can vary depending on the extent of the damage, identification of the cause, completion of documents and any further investigation.
The average does not represent a guaranteed resolution time for every claim.
24/7 Assistance
Assistance can be arranged for eligible emergency plumbing, electrical, locksmith and similar household needs.
The scope of service, approval process and limits are determined by the relevant Assistance terms.
Sums Insured and Underinsurance
Building Value
The building sum insured is based on rebuilding cost. Land value and the property’s sale price are considered separately.
Swimming pools, external structures and fixed systems included in the cover must also be taken into account.
Contents Value
A separate contents sum insured is established according to the valuation basis accepted in the policy.
Underinsurance
If the sum insured is below the value required under the policy, a proportionate reduction may apply to the claim payment.
Zero excess does not remove underinsurance provisions.
Changes in construction costs, new contents and additions to the property may require the sums insured to be updated.
